Who it is for

Who we work with most often

Two situations where a single contractor from start to finish matters most.

You live in Warsaw and want one contractor for everything

A renovation or a house fit-out means dozens of decisions and a dozen trades. You sign one contract, with us. Crews, suppliers, sequencing and dates are our job.

  • One person to talk to throughout
  • Site meetings on agreed dates
  • Your part: the budget, the choice of materials, decisions on changes

You're abroad and the property is in Warsaw

We run the build without you on site. That is how we fitted out an apartment for clients who live in France.

  • A weekly report with photos and video
  • Materials chosen remotely, from samples and photos
  • Changes approved in writing, by message

The contract

Who signs the contract, and who is responsible

Warsaw firms work in one of three ways.

01

A design studio that coordinates crews

One design, but a separate contract with each crew. Each contractor is responsible only for its own deadlines and quality.

02

A fit-out company with packages

One contract and a fixed price per square metre, usually with a catalogue design. It works as long as your interior fits the package.

03Our model

QS: one contract, one contractor

We are the contractor. The building works and the joinery, doors, stairs and ceilings from specialist firms are all in one contract with QS. One company is responsible for the schedule, the estimate and the quality.

Design and build

A design that can be built. A build that follows the design.

Two parts of one company.

How we work

From the first conversation to the warranty

Your partTelling us what you need and your budget

  2. 02

We design the interior, or check the design you bring: whether it can be built and what it will cost.

    Your partChoosing between prepared options

  3. 03

    Estimate and contract

Scope, cost, dates and the rules for changes go into the contract.

Your partApproving the estimate, signing the contract

  4. 04

    Build

A dedicated project lead from our team runs the site. You get a report every week, and any change of scope is priced first.

Your partReading the reports, deciding on changes

  5. 05

We order materials and fittings and time the deliveries to the build schedule.

Trades and suppliers

We don't build with our own crew alone.

For each project we bring in proven specialists and take responsibility for how their work fits together.

We have done dozens of projects with many of them. We involve them during preparation rather than at the end: we pass on dimensions, agree the details and junctions, and get the site ready for installation. Joinery, doors and stairs are then made in parallel with the building works, and you don't have to coordinate a dozen contractors.

Bespoke joinery
kitchens, wardrobes, built-in storage
Stairs and carpentry
timber stairs, made-to-measure woodwork
Doors and windows
internal and entrance doors, window systems
Metal, glass and mirrors
steel-framed partitions, metalwork, mirror walls, glass screens
Ceilings and details
stretch ceilings, shadow gaps, concealed junctions
Floors and wall finishes
parquet and engineered boards, vinyl flooring, tiles and large-format porcelain, decorative coatings
Stone, sanitaryware, lighting
stone and quartz worktops, taps and sanitaryware, lighting and switches

Materials

We choose a material together with the way it is installed.

We don't cut corners on the layers nobody sees after handover. Durability depends on them. We are not tied to one brand: what we choose depends on the job, the property, the design and the budget.

Visible

  • Veneers and veneered panels
  • Stone and quartz composite
  • Tiles and large-format porcelain
  • Doors and flooring
  • Paints and decorative plasters
  • Lighting
  • Sanitaryware

Hidden

  • Waterproofing
  • Priming and substrate preparation
  • Adhesives, mortars and drylining systems
  • Wiring and separate circuits for high-power appliances

Principles

What we don't do

  1. 01

We don't promise deadlines or prices that can't be kept.

  2. 02

We don't pad the estimate with work nobody needs.

  3. 03

We don't take on work that needs a licence we don't hold. We bring in a licensed specialist and tell you before you sign.

  4. 04

We don't turn the owner into the site manager.

Questions

The questions we hear most often

Yes. Before pricing, we check that the design can be built and tell you what needs clarifying.

Nothing. Consultations, meetings, site visits and the estimate are free. If the scope and the estimate suit you, we sign a contract.

The contract states the planned start date and the duration. The clock starts on the day the property is ready for work and the utilities are connected. The contract makes us liable for missing the deadline.

Two years on full construction and fit-out works, one year on minor repairs. It does not cover the consequences of work done at your request against our advice. It does not affect your statutory rights.

Both. In resale apartments some problems only show after the strip-out. We then update the estimate in writing before going further.

Yes. We can carry out a professional snagging inspection of the apartment to assess its condition and record the defects. If we then do the fit-out, the inspection is free.
